THE BORING(but important)LEGAL STUFF

A credit or debit or card is required at the time of booking to secure your reservation. A 10% non refundable deposit is required on bookings of two nights or more. For single night reservations the total value of the resrvation must be paid at time of booking (this is non refundable).

 Reservations can be made by agent, phone, letter or email. A secured booking represents a contract between the guest and Holmlea Guest House. In the event of a cancelled or modified booking(for two nights or more), if at least 14 days notice is given no charges will apply, if cancelled or modified within 14 days of arrival date you will be responsible for paying 100% of the full amount of the reservation. People failing to arrive without notification will be responsible for the entire cost of the booking.

 No Refunds Given. However, if we manage to re sell your booked room for any nights of your cancelled booking, we will re-imburse to your debit/credit card a pro rata amount.

 Individual booking policy – Cancellation Policy  at least 14 days notice.

 Group bookings 2 or more rooms – Cancellation  Policy  at least 14 days notice.

 We strongly recommend that guests take out travel / cancellation insurance.

 Accounts must be settled in full on arrival, by Credit or Debit Card, Cash or Cheque supported by Cheque Guarantee up to the value of the card. Guests are requested to vacate the rooms by 11:00am on the day of departure. To maintain our high standards all rooms are cleaned and checked following check out.

 The cardholder is deemed to be responsible for their actions and those of any of their party.

 Holmlea Guest House reserves the right to replace with new, any missing, damaged or soiled items, including but not limited to bedding and mattresses, any additional cleaning or redecorating will be charged appropriately and may include any cost for loss of business. The cost of the replacement, cleaning and/or redecorating will be charged against the card used to secure the room.

 Lost keys will be charged for, to protect our guests and property we will need to replace three locks(room,lobby and front door) as well as renewing 12 sets of keys, the cost will be charged against the card used to confirm the booking.

 Once a booking is confirmed Holmlea Guest House has a contractual obligation to supply you with the room that you have booked, in the event that the room booked is unavailable for any reason we will offer you a free upgrade to a better room, if that option is not available we will either offer you alternative accomodation of the same quality or offer a full refund plus any reasonable expenses incurred by you for phone calls etc. but excluding travel expenses.

For booking purposes, anyone under the age of 15 is considered a child, anyone over the age of 15 is considered an adult and an excess charge of £35 per night may be charged for people over 15 years of age staying in a family room.

 Holmlea Guest House cannot be held responsible for any loss or damage to cars or personal property whilst on our premises.

 Holmlea Guest House cannot be held responsible for any personal injury during your stay(our negligence excepted).

 Sorry, we do not allow pets or food in the rooms. We are a family guest house and we ask all our guests to please respect other guests and keep noise to a minimum.
